4 Point Inspections

A 4 point inspection is performed for the homeowner upon the request of their insurance company. Generally the homeowner is notified that this service is required when obtaining or renewing their insurance policy. The 4 points of the inspection include:

  • a roof inspection
  • an electrical inspection
  • an HVAC (Heat, Ventilation & Air Conditioning) inspection
  • a plumbing inspection
  • The insurer will want to know that these major systems of the home are in working order and if any systems have been updated, such as the roof. Systems at, or near the end of their useful life, will need to be serviced or possibly replaced to maintain coverage. Per Citizens’ Property Insurance of Florida, any home more than 30 years old, requires a 4 point inspection be completed. This inspection can be done on their approved form or an alternate as long as the following minimum criteria is be met:

  • A verifiable Florida-licensed inspector must perform the inspection and sign the inspection form.
  • The date of the inspection must be within the last 12 months prior to the application submission date.
  • The inspector must provide the age, type and condition of the electrical wiring, roof, heating and plumbing systems.
  • Photos must be supplied, meeting all the photo requirements outlined on the Citizens’ 4-Point Inspection form.
  • Any serious hazards or deficiencies (e.g., blown fuses, empty breaker sockets, loose or exposed wiring, active leaks or evidence of plumbing
    leaks) must be repaired prior to submitting an application for coverage.

    Why do I need a 4 Point Inspection when I have already had a home inspection done?
    A 4 point inspection is a service performed on request from your insurer. It is usually required for homes over 30 years old and usually done on an approved form though some insurers will accept a generic form. At JP Enterprises, your 4 point will be on the state approved form from Citizens’ Insurance. By using this form, it negates the need for a roof condition certification which can save you money.

    Why can’t I just send the home inspection instead of paying for an additional service?
    Home inspections can be 15 to 20 pages long depending on the issues found by the inspector. The approved form for a 4 point is much shorter, usually 2 pages, and the language is specific to the insurance industry.

    What happens if one of the 4 points does not pass?

    That will depend on your insurer. In most cases, you will have a short time to fix or replace the failed system.

    Yes, but you need to be aware that a 4 point is NOT a comprehensive inspection. It is a specifically report prepared for your insurance company that addresses the 4 major systems of the home.
